If I don't have contact from the plaintiff atty by Wednesday I plan to seek my own atty.I have really strong tolerance for the unknown and DIY, so I'm not really that stressed, was just more annoyed \ irritated at it.

A single member LLC has no effect at all on taxes, unless you elect special tax treatment.

But others take precautions to insure that your going achieve the success your seeking. 

Perhaps you seek out a local developer and see what kind of value you can add to their life and then eventually get in on a deal with him/her.

I ran into an issue, trying to find a company for "Ground soil treatment" before pouring concrete ....so far I was not lucky with regular fumigation companies from craigslist, they don't do give the certificate needed  for the inspector, any leads?

Otherwise, a rational Seller would seek a higher sale price.
