Some red flags for me from the seller is that they just sent us the Zelle information they received in an email, then for about 5 of those months they just put that the tenants paid in cash.

If an existing rental for sale already has issues and complaints, that would be a red flag to me.

In my area 200k S.F.H are a bidding war  most are  bidding  over 10 to 15K may be more of course the issues of the  home/location  will push the $ up and down .Market is RED hot !

Many of these sub-coaches only have 1500-2000 units under their belt (red flag)c) You want to make sure the group is actively doing deals - how many members are in a General Partnership?

Until you get somebody that will help you wade through all the red tape of closing and paperwork, etc, I suggest you start by looking at the source of funds people are claiming they have along with their offer.
