I have a RE Attorney, RE CPA, PM, preferred Residential RE agent, preferred Commercial Agent and a local Cleveland commercial lender too. 

The year of original purchase (2014), the year of the refinance and year my tax preparer used in 2016 taxes (2015), the year we began renting the property (2016) or last year's assessment and each subsequent re-assessment?  

I know the guys at Spartan & they do their best to keep things rented but they can't control the external factors like tenants, the economy, & the RE market.

The main aspects of real estate that I am interested in would be owning rentals, and working as a RE agent. 

If RE market was bad, and your basis in the property was higher than the FMV than there could be gain, but highly unlike in this market. 

I also love analytics, the truth is always in the numbers, and I love the endless strategies and systems RE investors have derived to be successful.  

Here in Japan, I would love to get into RE if I can get financing, but so far, no luck.

I could probably setup and optimize lead generation funnels for acquiring various RE leads (eg. foreclosure leads) worldwide.

And having XXX units lined up in the same location for re-positioning is a pretty efficient use of capital.
