Figure out what the cost of repairs are, including material inflation, time of year, location and market.

You also might want to think about if you plan on throwing away any building materials ... that is good way to tip of code enforcement that your doing work.I think I would just get the permit honestly.

I'm working on building a rehab cost estimator spreadsheet and was wondering if any one on bigger pockets already has the average costs plus labor for common materials (laminate, granite, sheetrock etc.) for today's prices in the Charlotte market.

There are too many moving pieces, you need to know contractors, make sure communication is efficient, make sure the materials is needed are in store, make sure no one is over charging you.. just to name a few.
