Renting a Rental; How to present yourself to an owner

Hi, I'm new here. Thanks in advance,

I work seasonally where in the summers I travel a lot and spend a lot of time offshore, and in the winters I go to Colorado for work. 

I own a 1/1 beach condo in StPete Fl that I rent seasonally to snow birds January-April, and rent intermittently on AirBnB during the summer season to best fill in the gaps while I'm travelling or offshore. I've been very successful with the property but, during the winters I still find myself having to pay for rent anyway. 

Well, I was listening to a BP podcast recently after my friend encouraged me to start listening to more BP podcasts...I travel a lot in my car. And the guest on the segment mentioned that she started Airbnb renting the second room in the apartment she was RENTING in Boulder. This idea blew my mind. I'd never thought of it before to rent your rental. I rent my house to pay my mortgage and move some money, why couldn't I apply the same concept to a rent rate? I'd  never thought of it.  

So, my question here is, when looking for rental properties this winter (or longer if the arrangement is right) and now searching for place to also use as passive income, how do I present myself and my idea to owners?
