What are your motivations for doing this?

@Elia S.You are going to have a really hard time finding any banks or commercial lenders doing a non-recourse loan product on a loan amount that small.

Most individuals on the Pre Foreclosure list are in denial that they're behind on payments, and they truly think that they can work with the bank to bring their loan current.

My advice would be to keep active on the forums and BP, keep listening to podcasts, connect with other individuals who have done what you're looking to do, and never be afraid of asking any questions.I'm always happy to help and share my insight anyway that I can so please don't hesitate to reach out if you think I can help!

Ultimately motivating us to find other areas where we could once again find very high returns without having to leave to state of California.In 2016 my partner and I invested in a property in Monterey County which we locked under contract for $1.2M.

I am working on my fourth Airbnb property deal and have found an individual interested in funding the initial down payment/reno cost for a stake.

Long time lurker first time poster...I've started noticing more and more varieties of a flooring product as of late called Engineered Vinyl Plank. 

It would be much more productive to study and get your real estate license, work finding deals for people etc.
