I am in the process of looking for my first real estate deal in West Michigan (Muskegon/Grand Haven area) and am trying to determine whether a cash-out refi or a HELOC on my primary residence is a better option to fund the deal.

I have some capital, I just want to learn how to find deals and the whole process.  

I have a couple deals under my belt currently, but still working on my processes and figuring out how to grow into a large scale operation.

@Frank Karim Commercial is harder and a longer process. 

I'm in the process of getting my real estate license and I want to venture out more in the buy and hold field maybe some flips.

I am in the research stage of investing in Snohomish Co. and am in the process of putting together my team and contractors are high on the list.

We are in the process of scaling and we have plenty of money to throw at these marketing initiatives.
