You might not see a lot of appreciation within three miles of downtown, but that is not true of all of Dayton.

My First post on Bigger Pockets :)In the Philadelphia Market I am seeing flips AND fix & rental popping up all over town.

So not only can you put more cash in your pocket getting rid of flood insurance, you can also eliminate a big risk of uncertainty of what happens with that insurance down the road.

I don‘t have too many specifics yet, but wondering what the Bigger Pockets Community thought about this?

I have sent the tenant multiple emails three and four days before this inspection is to take place to notify him of the contractor coming but the tenant is not responding to the emails.
