@Kenneth P Ford they are a national franchise with great marketing.They also have some national support for their individual franchises, but it all depends on the local team.Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I would definitely take a look on it.

It rained a lot here creating soggy grounds and then the winds came, which knocked down a ton of trees and power lines.  

Advertising can be done on a STR platform, but will probably get more traction on websites where people are more likely to look for more than a nightly/weekly rental.

They both have 1 or more there and have lots of podcast eps and videos on Joshua Tree.

The amount of time you have to give them changes if they've been there for a year or more, so it should depend on when you give them the notice, not when it takes effect.

It is based on their income and housing situation (dependents, etc).
