Although an official CMA (comparative market analysis) from a licensed Realtor is the preferred method and source of evaluation, there are many free and paid websites online that allow investors to reference "comps" online.I have a complied an on going and up to date list each year for my fellow investors.

Sounds like this may be OK.You can always just include language to the effect "Offer is contingent on acceptance of offer on xxx property.

It was a package deal and it took me much longer to find my first deal so by the time I had the deal, my mentoring was over 'officially' but they did continue to help me a bit.A really good mentor will tailor a program for you and not just put you in their cookie cutter program.
