I find a noticeable difference in pristine, showroom sales condition and what I call or have heard called fair "rental condition" (clean, functional, but not perfect)...Unless you get a super careful tenant, your unit will be closer to rental condition after the six month tenancy than pristine sales condition.

Try selling that to a new tenant coming in with a fresh pair of eyes and they will notice all kinds of things.This is why I love it when I see a flyer from a brokerage saying ( great opportunity to raise rents and are 50 bucks per unit below market ).

As and example: Carrier A might have been fine with 2 total losses totaling 200k, but when they did a report, and found out it was 2 losses for 750k, it violated their underwriting guidelines, and they issued Notice of Cancellation.

If the property contains a residential structure, they must also pay the increased value created by the investor's preservation improvements (repairs, basically) plus 12% interest, and reimburse the investor for casualty insurance premiums, plus 12% interest.The investor must send the bank certified mail notice of the tax sale.

If it was the actual owner and there were some shennanigans on the notice or process, then maybe they could delay it or something.But there's no way the bank can pull that.

I would simply capitalize that up front so as to compare apples to apples.First your increase or decrease will ONLY affect value not the cap rate, The cap rate is set by the market.
