I *DO NOT* have any experience with discussing distressed properties, so maybe take my 2 cents with multiple grains of salt...I DO, however, have experience with cold calling and door knocking for insurance sales, and I am a 10 year veteran 911 operator who has experience with communicating delicately!

There could be multiple reasons why the property has been sitting so long.

Bigger investors scale up to multiple deals a month and therefore use massive amounts of leads, so they need to change strategy.

However, there are multiple variables in my criteria of course rates being a Primary Criteria along with several others that I discreetly calculate in Ascending order.The strength of my exit strategy is a key variable in determining whether I believe the Rate aligns with it as well.

Aside from multiple ongoing code violations, neighbor complaints and damages, they moved in extra people/pets, tried to scam the utilities, stopped paying rent and ultimately had to be evicted. 

We normally give them a name based on it's looks/vibe, but if nothing is really unique-- we do street names, and then if we own multiple on a street-- we call it by the tenants name.  

I contacted the owners of the home, and it is a real estate company from multiple states away so I'm worried about how the deal might go considering it wouldn't really be face to face.

The biggest lesson we learned was to get multiple quotes and don't just go with the lowest number.

Always do your own research, and references from multiple people in the industry!
