Debating whether it would be worth it to replace the 4 car driveway for a duplex I'm getting a cash out refi on soon.

My plan is to focus on cash flow since the plan is to replace my W2 and Texas r/e taxes are high so tough on the cash flow but amazing on equity.   

Over three months we cleaned out the place, replaced all flooring with LVP, painted everything, installed AC, replaced the furnace, renovated the kitchen with new SS appliances, and cleaned up the landscaping.

It is easier to weedwhack that grass then to replace it every year.  

If I remember right they would scrub the walls with dry sponges, replacing frequently, until the smoke coating came off enough to prime and paint.

If it still doesn't work, then one or the other is probably bad.I would use a tester to see if I had power to the outlet wires and then I would know if it was the breaker or outlet and then replace that.

The carpet is in terrible shape and the kitchen countertops (white laminate) need to be replaced as they are damaged from the tenants placing hot items directly on the counter.  

I am currently having the roof replaced on a duplex in Tampa.

@Angel Moreno, a 1031 exchange will allow you to sell that property and, using the correct process, purchase new replacement investment property while indefinitely deferring all tax and depreciation recapture. 

All of the window frames need replacing.2.
