Do to many missteps from my current PM ranging from leaving the front door of the property open (over night) to sending rent checks to another client the list goes on.To the point, what would be some recommended ways to give PM the boot and what steps should be taken to do so and too avoid legal ramification?

If the eviction falls on a rainy day the Marshall will usually reschedule the eviction.Timeline for the whole process can take 3 to 4 weeks or 3 months like if in Fulton county and they have limited Marshalls and sometimes thousands of writs to serve a month.No legal advice.

Consult with your tax or legal advisor and make absolutely sure that the LLC would be classified as a disregarded entity, otherwise it could disqualify your 1031 Exchange if you initially bought or immediately transferred the property into a LLC that was not a disregarded entity.
