I have some negotiation tactics under my belt but I am hoping to learn about some tactics involving talking to land owners about selling their land or even thinking about selling their land.  

Since I am an out of state investor do you know if they will handle all of the stuff involved?

Seems to me that there are issues with the car that involve some thought since one of the units is on top of the garage.2) anything else to consider?

Some things that matter:location (neighborhood, safety, freeway access, parking)amenities  (W/D, appliances, dishwasher, storage, garage, fireplace, AC, walk in closet, etc)number of bedrooms/bathrooms  (layoutcondition  (Is it clean, remodeled, dated, light and bright ...)Yard, privacy, balcony, One of the most important pieces affecting pricing is number of bedrooms.In short, spend some time checking comparables and then price accordingly.

But before reaching to everyone involved I would make sure the charges actually relate to a third party's usage rather than your connection, account establishment fees, etc.

I did find one bank that would refinance to a 15-year loan at a good rate, but that would involve throwing a lot of cash into principal to get the payment down to the point it keeps cashflowing strongly.I've only ever bought two places, this rental and the one I'm in now, but I had considered buying a 3rd place in DC before my next overseas stint. 

I'm currently involved in one right now. 

I'm pretty new to it myself, still figuring out how it works, which part of it I want to be involved with...I know one suggestion I hear a lot about is going to Real Estate Investment meetings/ Associations.

Are you involved i.e. what is your sphere of influence?

I've leased many times so know what to say to tenants - the pet discussion was thorough and often - we even delayed signing the lease as i was told by Mr tenant that his wife may want to buy a yorki-poo - (I was ok with it at the beginning but my policy is a higher deposit and I meet the dog) he finally tells me during our leasing process he does not want a dog and is deadly afraid of them and they will NOT have a dog in the house.The PM i'm partnering with in my business goes over today to do a property inspection - they hid the pitbull but the Yorkie-poo was found in the downstairs bathroom with a kennel and pee pads (meaning it's not potty trained) - I despise these little dogs as they will piss all over the carpet and since they're so little the tenants wont care or find the mess and clean it up.
