Hey everyone - I am thinking about trying the "live in flip" strategy out here in Washington (Greater Seattle Area) and was wondering if anyone here has any advice or stories they'd like to share?

I have heard of horror stories of FHA nuking a deal because their inspector found paint peeling on a garage. 

Thats a different story and I hope that you have non refundable EMD from your end buyer.I live in Metro Atlanta if the deal is not far, i'm personally also looking for rentals and flips.

On lower valued homes here, I will use Laminate Wood flooring which looks like wood, is softer on the feet and wears well.Checking out what most home sin your area use at your price level should give you the real story.

I don’t mind phone calls and texts I send them market value and they usually say thank you or they give me their story how they have to make a profit and it’s a business bla bla, and I totally understand.

Long story short the condo has now been repaired and renovated by the condo association and insurance company.
