Live in Flip - Any stories/advice?
Hey everyone - I am thinking about trying the "live in flip" strategy out here in Washington (Greater Seattle Area) and was wondering if anyone here has any advice or stories they'd like to share? Here are few questions that come to mind..
What kind of improvements/renovations did you make while you were actually living in the home? Which ones were a PITA to complete/wouldn't recommend? Which renovations do you think contributed the most to the overal market value increase of the house? Which ones did you do yourself vs hiring a contractor?

I have done a couple live in flips, the first one was sort of accidental as it was my first home, but I made improvements as I lived there for 3 years before selling it for a nice profit from my renovations and a rising market from 2011-2014 here in Cincinnati.
I am living in another live in flip currently, this one was intentional. As an agent I had researched the comps and the ARV depending on different levels of finish I could do. I also was in a financial position to buy it and full renovate it for 4 months before I had to move in which was really nice, not living in a construction zone the entire time. One major benefit of this model is selling it after 2 years of being your primary residency without paying capital gains, so I would plan on that if you were not already. Which gives you the option to either take it slowly and do a room or project at a time, or if you can swing it, do what I did and rehab it all before moving in. I am closing in on 2 years so I will have the freedom to look for another larger live in flip if I choose or to ride it out for longer.
