Insight gained from the forums and podcast have been incredible.

Most typical analyses focus on trying to evaluate a potential deals, but if you want to evaluate a deal that has been on-going, compound annual growth rate (CAGR) is a common metric.When I worked for Microsoft and some other big companies, we used analysis techniques that were in some ways much more complicated than what you'll see in a typical real estate analysis, but in other ways much more simple (sensitivity to inputs is important for complex deal analysis).

No one forced them to ask to see the home.So I'm starting to get the notation that perhaps my marketing technique, dealing with mostly craigslist and a few bandits, isn't working for me.

Find the marketing techniques that you have been successful on and multiply.

It seems like you need a lot of cash to get into the notes game (at least from what I’ve found in my area on auction.com ;) I’ve done some research in that space and it looks like that is a more advance investment technique that perhaps isn’t best suited for beginners.

Google Earth is an incredible resource.

Same with Subject-to acquisition, it is one of my favorite acquisition techniques and is fraught with very serious ramifications and risks.
