They're probably offering to sign a 5 year lease, because they want to lock in their rent before the improvement is made.As said above, there's really nothing preventing tenants from just breaking leases, beyond their own sense of morality.

Suburban B class is also rising with the steadily improving jobs picture. i invest heavily in North Riverdale and Southern Shiloh (45405) and count a computer scientist, robotics technician, and resteraunt manager as tenants.

What class/grade of rental property makes a big difference in improvements (as far as what or to what extent)On a flip, usually the improvements are more significant than a rental as a flip is likely going to go to someone as their home.

You actually need to drop it to 65%-70% of ARV minus rehab costs in order to improve your chances of assigning this contract. 

If you are in the $500's and all the offers before were in the $400's, then they will psychologically see it as a much improved offer.

However, it's def. improved and I'm all about numbers working. 

I’m ok with $200-300 a month cash flow, (after rehab) in the beginning because rents have steadily increased in the area too since 2010 so my initial cash flow improves over time.

Once you have that first one under your belt, your confidence will skyrocket and you will greatly improve as you continue to invest.

@Christopher Alvarez Yes happy to help you and more than willing to share my experiences. i live in new britain now and did so for 10 years a few years back. the city has the same sort of crime any other area does. i can tell you for sure, it has improved since i lived there last. i would not be too worried about that but i would say its important to get with someone that knows the area street by street.
