I've decided to take the full dive into developing by taking on the financial aspect of investing while also continuing the design/construction phase I am familiar with.My current goal is purchase a fixer house with investors and implement my own designs for the eventual flip.

Article covers everything I stated except the inability for contributions with a loan out - and I can see my comment about that looks like a blanket comment - but it depends on the rules of the individual 401k plan if they implement that provision or not.....

Early in my career there, they implemented "Quality Management" processes company wide, based on Phillip Crosby's system.

I suggest implementing criteria such as minimum credit scores, rental history verification, and other relevant factors to ensure you find reliable tenants.I would be happy to share our screening criteria that we use to assess each applicant.

We avoid huge projects that are possibly local targets to clean up which equals more stringent permits and steps.  

Stringent application criteria, and really deep diving the applicants reduces the chance of putting the wrong person in the wrong property.
