We were delivered an off-market deal by a broker in a very hot market near LA.

The market I am in is really hot which has left me with chasing everything that will cash flow even if the process is painful..

If she wants to invest her share of the condo in your MUTUAL LLC, then it should be written up as such.Right now, I don't see how it's beneficial for her: she's got a property, market is hot and value is up and she's going to sell/QCD?

@Sam Barrow to add to what Account Closed have discussed, it is important to remember that real estate, especially in hot markets is not an efficient market and the political system which binds us all is not rational. 

Lakewood is too hot for me to be interested anyway, but I'd love Cleveland Heights to follow suit.The wording is interesting.
