In order for a tenant to get the water put in their name, they must show a lease agreement, then the water dept checks for a dwelling permit, if there isn't one, they contact the health dept and all hell breaks loose.

I would tell everyone, including the Tenant and the person you are showing the property to, that you will record audio of the showing for personal protection due to threats made by the Tenant.

I work full-time as a Director of a health care company, and and flipping homes was supposed to be a side hustle, but it has very quickly become somewhat of another full time job, but I wouldn't have it any way as I'm enjoying the ride thoroughly.  

The country not being in a responsible fiscal position is good incentive to reassess your own financial and portfolio health and a strong reminder that we likely shouldn't rely on anyone or any expectations for our own financial independence and sovereignty.

In Texas providing hot water of at least 120 degrees is required by the property code, and any failure of the system would be considered a health and welfare issue and an emergency.

Mold and filth are obviously a health concern, but hoarding can be even worse due to the risk of fire and the inability to escape the house because of the clutter.

I am curious to peoples opinions - does a states only metro - the financial, health care, and transportation hub (3rd busiest cargo airport nationally), have to only grow (barring a catastrophic event like nuclear war, etc.)?
