I listen to the podcasts during my 30 min commute to/from work, lunch break, in the gym..pretty much whenever I get free time…I have a lot of free time. lbvsWe’re currently looking to purchase small multifamily rental, preferably a 4 unit property, in Clarksville, TN, but after scanning the area and seeing that its slim pickings there.

Also if it only has 1 bathroom expanding the shower may mean showering at the gym for a month during that part of the rehab.

I believe there are other markets that are even more over heated and are headed for corrections even sooner than Denver.

It may sound harsh, but if they can't afford to buy in their own backyard, then frankly they can't really afford to live there, rent increases will completely price them out of living there sooner or later, and their best course of action is likely to move somewhere where they can afford, or change their financial habits such that they can afford it, or both.

This allows you to leverage your savings and helps you get into the Real Estate Investing (REI) game sooner rather than later.

But, it's a risk that they would move on, and I would have to invest in spiffing up this unit sooner than I'd like.
