Hey @Stuart Powell, I've been focused on fix & flips but I have become more interested in rentals lately.

5 months later, I feel the need to chime in.1- There's a big difference between a fix and flip and a restoration.

That being said, I'd like to invest in a MFH, or possibly a SFH that needs a little fixing up.

I am not interested in fix and flip, so I never even pay attention to ARV.

that way if they do mess up floors, paint an awful color, etc i'm covered to fix their mistake?

Currently I am doing a fix and flip in which i am setting up the Master bedroom being able to lock off  apart from the rest of the house in case my potential buyers need it to do his or her own Air BnB.  

PITI on a 30 yr fixed load will be around $330.Follow up question: what would a typical hard money/ private money loan on deal like this look like in our area?
