I haven't really followed this post up with research over there but did a couple road trips to drive around. 

I definitely want to gain some more insight and take a trip to check out Texas soon.

Do you ever make the trip back up here?

That looks great and I would like to do something like that for my own family trips. 

After several guests would ask questions about directions and how to get the key (all information that is in their itinerary) I beefed up my first message by telling them to look for their itinerary under the "My Trips" tab in their account.

i am looking forward to this being a productive trip.  

At move-outs, I transfer back to checking to make the refund.We can get some tenants to use Bill Pay or ACH but there's always some that will use money orders or even cash, so there's always a few trips to the bank each month.

Unless you witnessed the argument/threat, I'd keep out of it and do my job, which is providing clean and safe housing (the physical-housing part--no tripping hazards, for example), not playing social worker or referee for college kids who likely were stoned/drunk during this 'argument'.

Nothing beats a weekend trip to a possible investment location.
