Cash-flow Cities in Texas

Hello, I am a new real estate investor looking to purchase multi family properties in Texas. So far I was told that Lubbock TX would have great cash flowing properties. I ran some numbers based on some properties on Zillow and it looked good. I definitely want to gain some more insight and take a trip to check out Texas soon.

Also, some areas of Dallas as well. I hope to do a house hack using a HFA loan. Is there an agent in Texas that can help me gain some insight on good areas to invest?

Thank you

@Gregory Greene Texas is so large it is unlikely any one agent or investor could advise you on the entire state. However, for the most part there are good investment opportunities in/around any of the major cities and those with colleges (such as Lubbock) or other steady career opportunities or military bases. Check out the suburbs of Austin, Dallas, and Houston. That would get you started but there are also places like Lubbock, San Angelo, Abilene, Stephenville, and the list goes on and on that have potential for cash flowing investments.
