I would recommend a mentor or doing JV with an experienced investor.Buy & Hold: Like everything in life it is what you put in, if you go in knowing its going to be a headache it will be.

Hello, I am looking for a friendly closing attorney in he New York Area who is experienced with Short Sales, Subject To or Rent to own.

I experienced almost the exact scenario recently and didn't have anything in my lease about early termination.

We buy and dozens to hundreds of properties per month and have done so since the late ‘90s.Around 2005 I had a SQL relational database custom designed by some bright local guys to the tune of about $300K to ease the processing pain my staff was experiencing.

You can still find good deals to flip, if you are experienced.

Many other experienced flippers to chat with in SoCal too (but I'm not one of them) ... challenge for you will likely be financing as most really good deals can only be purchased all cash (or via hard money loan).You may need or want to partner to trade some sweat for experience.

Probably way more risk than what any investor should take unless they are very experienced with long-term relationships in place to manage that risk.  

The AIN group has a few wholesalers but I haven't met any from there that are really full time into it and experienced.
