If the landlords are willing to consider selling their home, suggest that they can choose 2 appraisers, you split the cost of the appraisals, and then you can average the appraisals amounts from the 2 and they sell it at 4% below the averaged appraisal since they would not have to pay a realtor commission.

@David Spencer I would definitely suggest getting a 3 or 4 unit place, where you can still get owner occupied financing as well as potentially cover your expenses with rental income.

I suggest researching and joining your local REIA.

I want to use Cozy for my expense manager but do you ahve any other suggestions?
