Obviously that must be an exaggeration, but many of my friends are fighting them and I've heard a few stories of chewed up wires in vehicles because the rats are attracted to a certain type of wire sheathing that some auto manufacturers use.

I recommend you do the same unless you want to encourage this tenant that it is okay to make their problems into your problems.For the future, consider requiring ACH/auto-debit/Zelle or some other form of automated/electronic payment so "I couldn't get to the bank" is no longer a factor.

They definitely do more preventative measures by providing certain sensors for leaks and door/windows to help mitigate the # of future claims.They are relatively inexpensive compared to the big box carriers, but they do not offer many other kinds of insurance (ie auto), so you get any kind of bundled discount.
