If you click on he magnifying glass in the upper right you can type in home warranty. 90% of the replies will be they are a scam and not worth the money.

This is my first encounter with a potential Government tenant and it seems like there are a lot of written and maybe unwritten rules in place. 

Zeus Lending is a fraudulent company, very dishonest and their scam is to say you are approved and then take your money and drag the process out with no end in sight.  

This has been something I've been interested in but, I don't know anything about Phill Groves and I just want to make I'm not wasting time or money on something that's just a scam.

There is also a Facebook company page that has other bad reviews you can add to and share to help others not be scammed by them.

I'm in touch with several Canadian investors that have been scammed by this 'turn key provider', who's been concentrating on Canadian investors and even started an REIA organization in Canada. 

Though if you're active (i.e. if the note is not with a servicer) than you could likely encounter UBTI.I utilize investment capital from earned income almost exclusively into investments with some depreciation component.

She thinks they may only want to speak with me over the phone because on her 2 encounters with them that's how they requested we speak.I'm going to try again tomorrow, but again I have things to do.

I was wondering if anyone else has encountered this and how they handled the situation? 

There are two types of good/successful contractor business model IMO, one that do super quality work and have great customer service but they charge a premium for what they do; then second one, maybe it's the one that you encountered, one who's very efficient at achieving an end result (I'm gonna deliver a quality mounted TV for you but don't ask questions) for a customer and charging a very affordable price but expecting to get-in and get-out fast with no hassles, that's how they can offer the affordable price in the first place.
