Unfortunately I feel like I've painted myself in a corner and have to move forward, finding a new lender at this stage will definitely kill the deal.

I haven't invested in anything yet, still in the education stage to make sure I make minimum mistakes.

What do you guys recommend I do at this stage? 

It is in a good neighborhood close to an elementary school. 

One thing you should consider is staging the house.. this is very effective.at least soft staging at a minimumalso you could split the difference have your agent refer to another agent and get a referral fee and have both working on it.

Currently in the early stages of this rehab and will provide update/photos along the way The only down side to this project is we will be selling in Winter, may be a tad tougher to sell?
