[Calc Review] Help me analyze this deal

I would like some input from other investors regarding this property.  It is in very good condition.  It would not need renovations starting out.  It was built in 1959 is 3 bedroom and 1 full and 1/2 bath.  It is in a good neighborhood close to an elementary school.  The numbers aren't great, and I was hoping to find a property that would yield 200 cash flow a month after all bills paid.  Does this seem like a possibility to other investors???  I'm quite willing to let it go.  The sellers came down 10K off their asking price but not low enough to meet what we are willing to pay.  So it may not be an issue anyway just wanted some input.
