Hey guys great threadI live in Oak Park and have been keeping an eye on the surrounding areas, Melrose Park/Maywood to the west and Austin/Humbodlt Park to the east.

I know I'm right, I know my rights are iron-clad in the eyes of the law, but the fundamental rule of negotiating is that you have to define your win. 

I don't even like being a realtor right now because my issue is that, since I've worked with investors when I 'wholesaled', I have the eye of an investor, and walking into these homes, I immediately get a runny mouth, and of course the buyers thank me for pointing things out, but I'll admit, I'm more successful at wholesaling than being an actual agent.

Done right, a good university experience can open your eyes to new ideas and new ways of thinking that can and should enrich your daily life.You can learn all the finance, accounting, contracting, and whatnot you need to become a very rich man without going to college.

As @Jay Hinrichs mentioned DON'T put the condenser or water heater until you have tenants and you can have eyes there the few days between installation and tenants move-in. 

@Julian,In the eyes of the IRS, active vs passive does not have so much to do with your involvement - everything in an IRA needs to be pretty passive in that sense - but rather with how the income is derived.  

It was a really eye-opening experience!
