If you are just doing one house or a small handful for yourself this should be super easy.   

Inventory is super low here right now and sourcing deals is the tricky part.

Appraisers are supposed to look at location, configuration, size, condition, style and then after all of that is done, then they can get super picky with aspects pertaining to lot location, lot size, or uniqueness of the property or whatnot, such as the floor plan.

Sometimes I don’t know if I’m just cheap with unrealistic price expectations or if most contractors are super high.

I avoid super low cost properties (below $50k+), as I think they are not likely to be good long term investments do to tenant quality and deferred maintenance.
