What can we do, I am currently in a contract with this property, it is originally a single-family home and the owner added (3) 1 bed 1bath units at the back (without securing permits).

Our current housing situation is that we are house hacking by house-sitting for our snowbird mom (so we basically have no housing payments), and we are looking to stay that way until we have to move (5-10 years?).

My go-to with smaller value properties is a commercial loan, which usually is based on either 15% or 20% down and my favorite lender locally for this is currently between 5%-6% depending on the rate-lock period (between 3-10 years) and the loan is amortized over 20 years.That's my go-to strategy. 

It's a HCOL area and long-term rentals are not profitable at current interest rates, which is why we went this route. 

My current property was purchased in 2020 with a 2.4% interest rate .

The market is currently in a place where you're only going to succeed by doing what others won't.  

Considering the current economic climate, where layoffs are happening every other day, and interest rates are going off the roof, is it a good time to invest in STR or wait for some time?

I currently use a Texas series LLC for my TX houses, and I use a FL LLC for my Florida houses; I also have an S-Corp which manages the two LLCs.
