Now, that is why I am here on BP to ask you all the following: I am getting rid of my current PM at the end of May (in just a few weeks) and I will be hosting the home with a co-host who will act as my new "property manager". 

You do not need to pay a lot of money for the information that he provides.If you go to his seminars it is mostly just upselling to get you to buy into another program that will provide you with the information missing from the current program.

We are currently staying in Surprise, AZ and we like the area but are open to other areas as well.

I have tried to find someone that is currently doing rentals and flips that would just help guide me in the right direction to get started.

What can we do, I am currently in a contract with this property, it is originally a single-family home and the owner added (3) 1 bed 1bath units at the back (without securing permits).

Our current housing situation is that we are house hacking by house-sitting for our snowbird mom (so we basically have no housing payments), and we are looking to stay that way until we have to move (5-10 years?).

My go-to with smaller value properties is a commercial loan, which usually is based on either 15% or 20% down and my favorite lender locally for this is currently between 5%-6% depending on the rate-lock period (between 3-10 years) and the loan is amortized over 20 years.That's my go-to strategy. 

It's a HCOL area and long-term rentals are not profitable at current interest rates, which is why we went this route.
