Dur to so much conflicting advice I am scheduling a live strategy session with a firm specializing in entity formation strategies, legal aspects and tax advisement for real estate notes.My communications with multiple custodians, attorneys and asset management firms has been informative but confusing.

Having said that @Dan Gamache, my rep is very communicative, and I like that a lot.

@Gaspare U.I don’t have my lease handy but I include a clause that says something to the effect that tenant agrees to submit rent payments via Cozy and that non-emergency maintenance requests must be communicated via Cozy as well.

You definitely want a company who will be quick to respond when issues arise.Another big requirement for me was a company who could communicate well via email and not only phone. 

Set boundaries - provide business hours if needed and limit weekend communication to emergencies.Good luck!

I also have seen how contractors treat "bad" owners and I go out of my way to communicate clearly and pay on time so my subcontractors don't retaliate.

One things for sure when you invest in multi family housing in C or D class you can cancel your subscription to the lifetime channel because you will have more drama in your life than you can stomach Some examples I suffer through are ;Trashed units at turnover ,thefts of my lawn equipment,People dying , skunks crawling under the building tenants fist fighting in the parking lot people drunk screaming about their love life ,tenants trying to jump off the roof to kill themselves !

And of course the normal channels (MLS, Craigslist, FB, etc.).If budget is a challenge, consider either getting a loan for your marketing, or taking on a partner with some capital to invest.Good luck!

Most agents are running around fighting fires and without someone outside of their whirlwind speaking truth to them and helping them see exactly what their actions communicate to their clients, they may not see it.
