And your situation is hardly bullet proof.  

Just decide if your energies are better spent on this part of the deal.

UPDATE:  The Unlawful Detainer (UD) application process was not difficult at all, the package comes with a bulleted step-by-step instruction and they offer live instruction on Tuesdays (at the Courthouse) for landlords if needed.  

I Found Bigger Pockets on YouTube, I enjoy the energy and camaraderie of everyone who participates.  

I would spend the extra money on foam insulation in the rafters, keeps things very energy efficient and only put insulated batting in the exterior walls.   

We find off market properties that investors do not have the time or energy to find.

I would rather spend the same time/energy on deals with much larger numbers.  

@Blake Norman I haven't seen a huge issue with the falling oil prices as of yet, but there are a lot of layoffs happening in the area with some of the energy companies. 

My brother and I are taking a leap of Faith by no longer clocking in to work and spend our energy towards happiness yes we have times of happy :)  but very little of it.

Just got a bid on  replacing 32 double hung windows with energy star windows, half screens, with argon gas windows, aluminum wraps, tempered glass in the bathrooms.Initial bid came in at $18K, doing it two units at a time, but said he would knock it down to $16K if I did the entire job at once.
