What I'm here to tell you is that unless there is a ton of money on the line then it might not be worth the time, effort, energy, blood, sweat, and tears that it is going to take to bring the case, not to mention the fact the legal matters never really end up in the way that you want them to and you might not get the resolution that you desire.

This is what I had in my notes: Plan A - buy STR more or less market ready via 1031 QI Plan B - buy and convert to STR - what I did 25+ times and called (in 2002-03) BFLR (Buy, Fix, Lease, Refi) and what people on BP now call BRRRSTRPlan C - revert to Mid-term rental (monthly or longer) if STR doesn't get tractionPlan D - Land Hacking - alternate income streams and value creation: RV pads; hunting/fishing rights; timber production, options, or sales; alternate marketsPlan F - Modified Homestead; value add from "local use dimensional lumber" in building, follow the Section 121 exclusion rules and reside in property 2 out of 5 yearsPlan D and F means this property failed as an investment.

Just yesterday I watched a live stream on BP discussing tax strategies for Real estate investors, and I am not sure if someone has mentioned this already in this thread but there is a new tax break called Bonus depreciation which allows you to claim the full amount of the roof being replaced in one go , not having to depreciate it as we normally would over 27 years.

I live in a landlord market and the properties are very very cheap here so cheap i want to get out of wholesaling an purchase. i have one under contract for $5k are there any lenders that will lend to me on the low end. im willing to go over and beyond and put my blood sweat in tears in my business just looking for some guidance
