I advise clients to open in the state where the rental is.

I would be purchased the loft to live in while I work and attend grad school at Georgia Tech, I don't know my long term plans for Atlanta so I was viewing the lost purchase as an investment as I could cash flow it after I left..There's also a brewery my friend is opening that I make make a small investment in as well.

I'm open to any and all ideas on the creative funding to make a deal like this happen so perhaps somebody out there with more experience/creativity can chime in. 

the open market is not going to do this deal.. at least I would be shocked if anyone did.

I do agree on the taxes, so I'm open to PA, NJ and other parts of the Hudson Valley.  

I do notice what appear to be some roots coming out of the opening on the right side

Not on a mobile home park but a residential property we just opened escrow on.  

Open question is for for cash-flowing investment properties, which western states/cities/neighborhood should we look at?
