Thanks to things like internet and google earth it is easy and even my buyers don't visit before much of the time.Starting with land is a great way to learn about real estate, transferring properties, building a portfolio, buyer's lists, etc.

So, although can be a little more expensive, i can be assured that i won't have some of the "tenant" problems that long term landlords have.Look up a hotel in SD n see what their tax rate is...will probably be the same for your rental.Hope this helps!

We need something that we can do remotely with visits to the area from time to time. 

Go visit the property management offices in the area you want to serve.  

Haven't been to Hawaii yet but I'd love to visit some day.
