Questions to ask potential sellers??

Today I took action on checking out a potential sellers mobile home. I didn't really as much he did most of the talking, it seemed he was straight forward and showed me the pros and cons of the house. He seems motivated to sell. 

Now what are questions you guys ask potential sellers?
