IMO, there's nothing special about B&H, it's just a classical offer to purchase.However, there are differences between Residential (small 2-4 units) vs Commercial agents (5+) and if you're going MFU, be sure to seek a Commercial Agent - - their approach and understanding of investing is WAY different and will be an asset to you.

Seek something that you are passionate about and are happy to work at.

Specifically what we are seeking now are semi-long term lenders (ie 5 year note with balloon payment secured by 1st trust deed).However, we are going to need more private money lenders for out short term(1 year or less) fix and flips in the next month or two as well.

Correct :)  Note that also you do not need to file for probate or seek court approval as I understand.
