There are also some investor specific websites like Bigger Pockets where you could post advertisements for the contract for the property.

You cannot advertise properties you do not own unless you are an agent.

So, my question to Nick, having been in this arena recently, why aren't these gurus nailed for their advertising ploys of misinformation like the other instructor advocating illegal conduct?

How investments are advertised or marketed has a direct affect on the perception of whether the investment is a security or not.

When looking on the MLS, there is very little available / advertised.

Some of the boiler plate "sale contracts" used by some are clearly brokerage arrangements with terms allowing the wholesaler to avoid buying, pretty silly stuff.There are several ways to avoid the regulators in all states as to; the ability to buy, the intent to buy, disclosures that devise a listing agreement and advertising or showing a property to be sold.
