yes I definitely think the trade-off between losing some closet space but gaining a washer and dryer in the unit itself has proven itself much more appealing to somebody looking for an apartment, and they definitely pay more to have the washer and dryer over closet storage space

That just seems like a bad idea to me - sewer systems work off gravity, in every case I've ever seen - and my understanding is that even when there's septic tanks at work.

Likewise furnaces are going to give you about 30-40 years, hot water tanks about 15 & you want to get a home that's had the electrical updated to breaker panels.
