While the house is in good shape, there are some foundation issues that will cost ~$15k to fix, I'd like to create a better master bathroom, and I would like to open up, and redo the old, gally-style kitchen.

However, the inspection revealed that the foundation had undermining and there were 2 vertical cracks in the foundation that need sealing.

Inspector also told its minimal and need to clean the gutters and create slopping to move the water away from the foundation.

This seems like a likely foundation problem but even if the foundation were repaired could the house, maybe through proper bracing be made reasonably plumb?

From my research it is possible to install a modular construction home on a foundation for as low as 70 cents on the dollar when compared to stick built homes in my area.
