Sure, they may want you to personally guarantee, but asking you to change title and then wait 6 months...Have you considered HELOCs?

Now if that house you are inheriting is becoming your primary you could leverage the equity using a HELOC to buy a rental property also.

If I had put 10% and put in work, I might have increased the property value way past the 20-25% mark, which lets me get a HELOC or re-finance, pull my money out, and do it again Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Return on equity on this property is not super great and I am debating either utilizing the equity with a HELOC to help flip houses or sell it and roll profits into a higher producing asset.
