There are certain appliances that you should probably prefer not to include in a lease, unless you address repairs or state that what is there is for their enjoyment but if/when it dies you will not replace - washer, dryer, and microwave would be three right off the bat.

If the goal is to eventually kick back and have a huge monthly income, get some of those houses paid off, raise rents, have a good manager, and enjoy life.

If you say that your property won’t pass an inspection, a “professional tenant” might file a complaint against you saying that you are not even giving them a chance, hence discrimination, hence you are paying for your ESQ, while they enjoy the free legal service on your tax dollar.
