@Donna CurtissIf you were to sell or gift the LLC to your IRA, that creates a prohibited transaction between you and the IRA.  

I don't want to run into anything with the IRS or taxes because $100,000 goes into my bank account and then to the title company once I close in 5 days.How do I do this transaction the right way.

So, if it is a cash transaction closing within 2 weeks a rush is required, so the seller would be stuck footing the $1800 bill. 

On the other hand, hopefully by doing so much major work up front, our maintenance costs over these next few years will be lower than budgeted (fingers crossed!).

Once it is fully up and running, however, it's going to be a seamless transaction and I won't have to mess around with getting a letter from each tenant, going into my banking app, taking a picture of the checks, depositing the money to my account, holding the checks till it gets deposited, cutting up and throwing away the checks, and then doing that 5 times... 

Small town transactions are loaded with seller financed deals to improve marketability, but that doesn't ad value to a property.

We transferred the transaction to a local bank and we are scheduled to close on Thursday.

I know it will vary depending on how you find properties, but I think most business these days is transacted via email and phone calls. 

Are you looking to complete the transaction with out a title company as well?
