Buying from fellow investor w/o RE Agent

I am buying a single family property that a fellow investor/Real Estate agent has purchased as a foreclosure. It only needs a new roof, reprinting of chimney and a few other minor things. Outside of that its in really good shape. I walked the property with her during the inspection she had done but obviously I will also have my own inspection completed as well. I am also planning on running a title search. What precautions should I take or what tasks are needed to be completed when buying directly from another investor without a real estate agent? We have already generally agreed on a price provided that the repair expenses fall in a certain range. Thank you, George
